But there are ways you can minimise the chances of getting a call from your tenant while you're tucking into your turkey on Christmas day.

Chat with your tenants
Ask your tenants for an update on the property; if there are any niggling issues, sort them out. If your tenants are travelling during the holiday season, discuss home security.
Also, check they can locate the stopcock. If a pipe bursts, they can switch the mains water off until professional help arrives (thus minimising water damage).
And, of course, wish them a Merry Christmas.
Maintenance
Cold and windy weather can wreak havoc with fences, pipes, roof tiles and gutters. So, check that everything is in good working order and that the gutters are clear of leaves.
If you have any concerns about the boiler, call in a Gas Safe engineer now; the last thing you want is to be paying for a tradesperson over the holiday period.
Get organised
The lead-up to Christmas can be busy, but don't let your landlord admin fall by the wayside.
Ensure you have the emergency contact details of a good plumber, locksmith and electrician.
Check that your landlord insurance includes storm and flood cover and is current.

Avoid disruption over Christmas and New Year by having a top letting agent on your team. Yes, it is that simple.
Your letting agent will have emergency tradespeople on speed dial, so if something does crop up, they'll know who to call.
